How Retail Leasing Agents and Landlords Should be Prospecting in 2023

Social media prospecting.

Since many of us have adopted social media platforms (IG & FB) to prospect for local tenants in our shopping centers, I am getting many screenshots of messages with some of you asking my opinion on why your responses are not high.

Here is what works for me – out of 10 DM’s I usually get 3-4 responses – 1 positive and 2-3 “No, Thank You’s.”

1️⃣ Short and sweet. My message is 1 question.

“Any interest in a Davie location? “

“Any interest in downtown Cleveland, adjacent to The Ritz?” (If you have a draw like a Ritz or something else that will grab attention- include it in the question)

“I dropped off a flier today at your food truck, any interest in a bricks/mortar location?”

2️⃣ I don’t include my name or my company name. THEY DON’T CARE! If they want to know more about me they can go to my page. You should have pix on your feed showing you are in CRE and retail leasing.

3️⃣ NO LINKS! Links will scream you are spamming. They won’t open a link – will YOU open a link from a stranger in your DM’s?

4️⃣ Don’t cut and paste the messages. If you do, the platform could put a momentary hold on your prospecting.

5️⃣ I can usually send 10-12 per time, 4-5 times during the day. I rarely do that much unless I am in the middle of a prospecting challenge. At night watching Netflix, I can send up to 18.

6️⃣ I definitely send a dm after canvassing a store I really like. Then I have 2 touches within minutes.

7️⃣ In the dm, remove anything like “This site will be great for you!” They are not interested in your opinion on this- you have no idea who they are, or what they think is great!

Create Good Karma with Drinks

In retail leasing, your competition is NOT your enemy—in fact, they might just be your next best source of leads. The stronger your market performs as a whole, the higher the rents for everyone. So why not make friends with your fellow leasing agents? Here’s how: Host or join a quarterly meetup with other leasing pros in your area. Coffee, breakfast, lunch, happy hour—your choice. Just make it consistent and collaborative.Call it something fun! Think: Retail Leasing Lunch Bunch, Coffee with the Competition, or The Competitive Cocktailers.Share intel. Talk rent comps, pass-throughs, square footages, availabilities, challenges, and even exclusives (trust me—your “no-go” tenant may be their next best deal). Can’t find a group to join?
