Leasing Tip of the Day: Meet the Tenants

Meet the Tenants:

Here are two things leasing agents should be doing with their properties:

1️⃣ Meet the Tenants:

I highly suggest you get to know your properties by meeting the tenants.
I can almost guarantee when you start going to the properties, your leasing activity will blow up.

👉 Be your tenant’s customer. Sit down for a meal while canvassing,
get your nails or hair done, and buy your Christmas, birthday, or holiday gifts from them.
Being invested in them shows them that you care and that goes a long way to building healthy
and long-lasting business relationships.

2️⃣ Meet the property managers:

I get it. Your jobs are different, and you have different responsibilities but at the end of the day,
you’re both looking after the property and its long-term viability. When you meet the property
managers, let them know how much you appreciate them. A $20 gift card goes a LONG way for
such a small investment.

They walk the properties in 110-degree heat, but they don’t know that you are also
prospecting to fill the properties (at least you should be) in the same type of weather.
Send them a handwritten “Thank You” note letting them know you appreciate their hard work on
the property, especially if it’s looking well cared for. Getting to know your tenants and the
property managers is a huge part of being a successful leasing agent.
And it will also help with those renewals!

Happy Leasing!

P.S. The video is from the Women’s Real Estate Investment Summit.
As part of the VIP package, we toured my shopping centers and got lunch from my tenants.
It was fabulous!
