Leasing Tip of the Day: Facts Not Fluff
Facts not Fluff.
With the flurry of ICSC shows upon us, my clients are sending me their shopping center fliers to review.
My advice is always to remove the fluff.
I’d rather see blank space than a bunch of general points like “great location”, “center improvements in ‘19” or “near busy highway”.
Instead, include facts such as “65,000 cars passing daily” or “32,000 college students within 1 mile” or “$2.3M spent on a new facade in 2021”.
Think of your customer; if the prospective tenant is a UPS Store, they might like to know how many small businesses or home businesses there are in the area. List that number.
Include a site plan with a list of current tenants.
If you have an available outparcel, the item in most demand these days, highlight it!
If you can add a drive thru, add that as well.
Include items that will draw attention!
Include facts; not fluff!
It’s ok to have white space. You don’t have to overload the page with words.
